Online Booking Terms
Reservation / Cancellation Policy – To secure your reservation we need a 50% deposit. Reservations are held for 3 days pending receipt of deposit. If we have not received payment or a communication regarding payment is not received within that time, VRT may consider your reservation cancelled. A security deposit of $500.00 (or $1000.00 for premium properties) is required at check-in and is held on a credit card. Please report any damage to the property or any missing items immediately. If the unit is found in appropriate order following your departure, the full value of the security deposit will be refunded upon check-out. In all other cases, the cost of any damages or missing items will be deducted from the security deposit before refunding the remaining balance.
VRT accepts Credit Cards, Checks, Wire Transfers and Cash for payment. When paying by credit card, a 3% service fee applies. When paying by international wire transfer, a $25.00 USD bank service fee applies. Within Costa Rica, you can transfer money using BN, BCR or BAC free of charge. You will need to authorize payment of 50% of the total anticipated rental charges. Once the signed agreement is received and the payment is registered on our account, you will receive confirmation via email. The remaining balance is due 30 days prior to the check-in date. We reserve the right to treat the booking as cancelled if the balance is not paid on time and penalties will apply.
Cancellation of a confirmed rental agreement between 60 and 15 days prior to the arrival date will result in a 50% penalty of all deposits. Cancellations within 2 weeks prior to the arrival date will result in a 100% penalty and all deposits will be forfeited in total. Deposits received for holiday weeks (Christmas, New Years and Easter) are non-refundable.
Terms and Conditions – Electricity, water, local phone calls and Cable TV service are included on the rental rate. From time to time, the Electricity, Internet, Cable TV, Water or other services may be turned off temporarily by the Costa Rican authorities. Please note that the Property Management Company has no control over these situations and accepts no liability for loss of food due to power failures. No refunds will be given as a result of power and water failures
A 3-hour maid service visit is provided once prior, during, after your stay, in case your rental is for 5 nights or longer. If additional cleaning hours are required upon your departure due to the condition in which the unit is left, appropriate charges will be deducted from your security deposit at the rate of $15 per hour. We ask that you leave the property in a clean condition to include the following: All trash removed, all dishes washed and put away all doors and windows closed and locked and all air conditioners off.
Smoking is not allowed inside the condos or in the common areas. $300 USD penalty applies if we find evidence of smoking inside the property.
Pets are not allowed without express written permission. Violation is grounds for immediate termination of the rental agreement with no refunds.
Keep noise and music to a reasonable level at all times. There is a quiet policy inside the condos after 10:00PM and at the pool and common areas after 8:00PM. Please be respectful of your surrounding neighbors. Excessive loud noise levels will result in expulsion of the property with no refunds.
Management is NOT responsible for loss or theft of valuables. Please use the safe provided in each condo.
The maximum occupancy is noted on the reservation confirmation. The responsible adult signing the rental agreement must be at least 25 years of age.
Each tenant will be provided with 2 sets of keys upon check-in. The keys must be returned to the property management office upon check-out. Arrangements to return the keys must be made if departing before normal business hours. Should a set of keys be lost by the tenant, a charge of $75.00 will be deducted from the security deposit.
The unit is delivered furnished and equipped. The property will be inspected prior to your arrival and 1 hour before your departure. For early morning check-outs, we will conduct an inspection of the property following your departure. If the unit is found in appropriate order following your departure, the full value of the security deposit will be released from the temporary hold of the security deposit.
Check-in time is at 3:00PM and check out time is at 11:00AM. If you arrive during regular business hours you will need to pick up your keys at the nearest VRT office.
-Our Tamarindo office opens Monday through Saturday from 8:00AM to 5:00PM and Sundays from 9:00AM to 4:00PM.
-Our Langosta and Potrero offices open Monday through Saturday, from 9:00AM to 5:00PM
If you arrive after 5:00PM, please pick up your keys at the guardhouse of your condo resort. Just give your name to the security staff and they will give you a packet in your name which will contain two sets of keys and emergency contact information.
You can request a late check-out of up to 2 hours following the established check-out time (12:00PM). We will confirm to you if this is possible within 24 hours from the desired check-out time, and only if there are no confirmed arrivals to the property during your check-out day. Non-compliance of these terms will result in a penalty of 1 additional night from the security deposit.
VRT does not assume any liability whatsoever before third parties, for damages to objects of his possession or to persons who are in the property leases, for accidents of any nature, fire, or any other catastrophe that could occur both to persons and to goods, whether caused by man or nature. In virtue of this clause, VRT is relieved of any responsibility to this effect.
In the unlikely event that we are unable to deliver said property to you under this lease agreement prior to occupancy because of fire, eminent domain, act of nature, double booking, delay in construction or any other reason whatsoever, you agree that our sole liability as a result of these conditions is a full refund of all monies previously paid. Pursuant to the terms of this lease, you expressly acknowledge that in no event shall VRT be held liable for any consequential or secondary damages.
I hereby acknowledge that I have read and accept the Terms and Conditions of Vacation Rentals of Tamarindo listed above. The
parties herein have agreed to enter into, as in effect into, a Lease Agreement of House for Tourist Purposes that will be ruled by the above contractual clauses, and whatever is omitted therein, by the provisions of the General Urban and Suburban Law in force hereinafter referred as “The Law”.
